Making an Offer

Before you put together an offer to purchase a home, it’s really important that you’ve at least been pre-qualified, or even better, pre-approved by a lender.

Being pre-approved is one of the strongest tools a buyer can have. It shows the seller that you are financially ready to buy. Once you’ve found the right home in Green Bay, the Fox Valley, Door County, or nearby areas, it’s time to start preparing your offer.

Even though sellers are required to disclose certain problems with a home, these disclosures don’t always tell the full story. Here are six questions you may want to ask to get a better sense of the home before making a final decision:

  1. Why is the seller selling the house?
    This can give you insight into the “real value” of the property. If the seller doesn’t like something about the home, you might be able to adjust your offer accordingly.
  2. How much did the seller pay for the home?
    This can sometimes help you negotiate a better deal, or even ask the seller to carry part of the loan. Keep in mind, though, that the original purchase price is influenced by many things—like market changes and any updates the seller made—so it doesn’t always reflect today’s value in Green Bay, the Fox Valley, Door County, or surrounding areas.
  3. What does the seller like most and least about the property?
    Asking this can give you some helpful insights. Sometimes what the seller loves most may actually be something you want to avoid. For example, if the seller describes the home as being in a “happening community,” it might be too noisy or busy for your taste, especially in areas like Fox Valley or Door County.
  4. Has the seller had any problems with the home in the past?
    Ask if there have been any issues while they lived there. For example, a past bathroom leak could have caused damage to floors or walls—even if it’s been fixed. Make sure any repairs were done properly.
  5. Are there any nuisances or problem neighbors?
    Find out about noisy neighbors, barking dogs, airplane traffic, or planned changes in the neighborhood, like road widening. This can help explain why the seller is moving, especially in Green Bay or Fox Valley, where community changes happen more often.
  6. How are the public schools in the area?
    The quality of local schools often affects the value of a neighborhood. Understanding the seller’s perspective can give you an idea of what the schools are like in Door County, Fox Valley, or surrounding communities.
